Buying your home should be fun

Buying a home, whether it's your first or 21st, can be an  intimidating process. Our goal is to make it seamless, transparent and stress free. Below are our 25 steps to home buying. Have a question about the process? "Ask us a question" below and we are happy to answer.

25 Steps to Home Buying

1.

Choose an agent or team who is going to put your needs first. (pssst, we know a great team.)

2.

Talk to a lender and get pre-approved so you fully understand your purchasing power and ongoing monthly budget.

3.

Have your agent set you up on a search to give you access to the MLS and see properties that match your criteria.

4.

Sign some necessary Pennsylvania paperwork electronically, to allow your agent to officially represent you.

5. 

Go to private showings with your agent to choose the perfect house.

6.

Review the sellers disclosure, comparable properties and a preliminary buyer's estimated costs sheet prepared by your agent.

7.

Have your agent prepare an offer with all the necessary paperwork, including the BFI, and submit it to the Listing agent once signed.

8.

Negotiate with the seller and Listing agent and settle on a sales price and potential seller's assist.

9.

High Five once you go under contract on your dream house. (This step is VERY important)

10.

Inform your lender that you have gone Under Contract and begin the official application process.

11.

Sign a document allowing you to order Title Insurance through a Title company. The Title company will organize and run the settlement.

12.

Send through the first deposit check to the Listing Agent's Office.

13.

Talk to an Insurance representative to get yourself an amazing deal on bundling Home and Auto Insurance. (Spoiler alert - we have an AMAZING guy)

14.

Schedule an Inspection - Home, Radon, Termite and potentially Septic are the most common.

15.

Attend the Inspection and learn about your new home and within 24 hours, receive a detailed Inspection Report.

16.

Negotiate with the seller and Listing agent on the repairs and or credit. Come to an agreement or Terminate the deal and have your deposit refunded.

17.

18.

Prepare an official Change In Terms Addendum with the repairs and or credit and or any other changes to the Agreement.

19.

Send through the second deposit check to the Listing Agent's Office.

20.

Sign an updated estimated buyer's estimated costs sheet prepared by your agent.

21.

Make sure your lender has ordered the appraisal and that the home appraises for value prior to the Appraisal Contingency Deadline.

22.

Follow all directions from the Title company and from your lender in the weeks leading up to settlement.

23.

Attend a walk through with your agent to see the property, once the seller has removed all of their furniture and belongings.

24.

Settle on your new home at the closing run by the Title company.

25.

Drive with your keys to your new home and live happily ever after!

Stress-free real estate? No such thing?  We beg to differ. We detangle the process for you by taking as much off your hands as possible and communicating quickly and clearly. Below are our 25 steps to selling your home. Have an unanswered question? Reach out and we will happily respond.

25 Steps for Selling your Home

1.

Find an agent or a Team who truly has great people skills and is going to be available whenever they are needed.

2.

Undertake any home improvement projects your agent and you decide are appropriate, prior to listing your home.

3.

Undertake any Inspections you and your agent agree are worth while ordering prior to listing. A stucco Inspection is the most common.

4.

Go through comparable properties and decide on a list price and date and then sign all the necessary paperwork so your agent can represent you.

5. 

Fill in a detailed Seller's Disclosure and review and sign the Estimated Seller Proceeds prepared by your agent.

6.

Place your agent's lock box on your front door and place a key inside it.

7.

Tidy, clean and de-clutter your property to make it ready to be photographed and potentially join your agent to help guide the photographer.

8.

Allow your agent to place a For Sale sign out the front of your property and review any printed or social media marketing materials created by your agent.

9.

Review your home's MLS and 3rd party (eg Zillow) Listing after your agent has created it, complete with a description of the property and the 25 best photos.

10.

Agree with your agent to a process for confirming showing requests. You can confirm via text. 

11.

Make sure your house looks as good as possible for an Open House on the first Sunday after you list.

12.

Once you receive an offer(s), review them with your agent and decide which buyer(s) to negotiate with. Consider their financials.

13.

Settle on an offer that works for you in terms of price, seller's credit, deposit amount, down-payment, loan type and settlement date and go Under Contract.

14.

Fill in all the necessary paperwork so that your agent's Conveyancer can order all the necessary documents such as mortgage payoffs, Use and Occupancy and Tax Certs.

15.

Make sure your agent lets you know when he or she receives the buyer's first deposit.

16.

Allow the buyers to conduct an Inspection on your property. Neither you, nor your agent should plan on being there!! 

17.

Review the Inspection Report and Reply to Inspection that they send you and negotiate any items they want repaired or seller's credits they are asking for.

18.

Sign an official Change In Terms Addendum with the repairs and or credit and or any other changes to the Agreement.

19.

Make sure your agent lets you know when he or she receives the buyer's second deposit.

20.

Sign an updated seller's estimated costs sheet prepared by your agent now that the final numbers have been agreed upon.

21.

Deal with a third negotiation should the home not appraise for value.

22.

Hire contractors to undertake any requested repairs prior to the deadline agreed upon with the buyers.  

23.

Follow any directions from the Buyer's Title company such as providing final Water Meter Readings.

24.

Schedule a moving company so that your home is completely empty prior to the final buyer's walk-through.

25.

Either sign a deed package prior to closing, or settle on your home sale at the closing run by the Buyer's Title company.
